The Mill District, Elliot Park and Downtown East (55415) are the same downtown-condo mechanics you'll find in the Loring Park towers and the North Loop lofts, just wrapped around the river and the stadium. In a building like the Carlyle, the Stonebridge Lofts, or an A-Mill apartment, the couch doesn't go to the street — it goes down the service elevator and out the loading dock. And before any of that, building management wants a Certificate of Insurance naming the HOA or property manager as additional insured, usually a $1M general-liability policy, with the freight elevator reserved a few days out inside a set dock window. Independent haulers who quote by the truckload on the sidewalk simply can't work these buildings. We can: the COI goes out same-day, the elevator window gets booked with the front desk, and everything comes down through the dock on a scheduled flat-price pickup.

A four- or five-piece sectional that measured fine going up won't clear the padded freight car on the way out. We plan for it — the crew breaks the sectional down at the frame, moves it piece by piece, and reassembles nothing (it's leaving). Same story for a big entertainment center or a stone-top dining table: measured, split or wrapped, and walked down the service corridor to the dock. You don't lift anything, and the freight window you reserved is enough because we've done the math before we arrive.
