How a North Loop cleanout works
The building logistics are the whole game here, and they're ours to run:
- Send a photo and name the building. Show us the loft or condo and tell us which building — we know the North Loop's freight quirks, from the old warehouses on Washington to the newer towers by the river. We confirm the flat price and what management will need.
- We issue the COI and book the freight. We send a Certificate of Insurance naming your management or HOA (typically $1M general liability) same-day, and reserve the freight elevator and loading-dock window with the front desk. The North Loop wrinkle: landmark-building freight access
The North Loop is Minneapolis's hottest loft district precisely because the buildings are old — brick warehouses converted to lofts, preservation-capped at around nine stories, with the big industrial windows and timber beams people move here for. The flip side is service access built in 1910, not for furniture crews. Freight elevators are small and slow, service corridors are narrow, and there's usually one loading dock reserved days in advance with a strict time window. On top of that, almost every building requires a COI naming management as additional insured before a vendor sets foot on the freight elevator. The punchline for a downtown loft: there is no curb. Every free or cheap option assumes you can set things at the street, and a North Loop building can't. We come in through the reserved freight elevator with the COI already on file.
Does the City of Minneapolis pick up loft furniture?
Only through curbside Large Item Collection — and a downtown loft is the one place it simply doesn't apply. The program gives municipal garbage customers one free bulk pickup a year, then $30 per item, and takes up to two large items a week if they're set out by 6:00 a.m. on your collection day (scheduled at 612-673-2917). The problem is right in the name: it's curbside. A converted warehouse building has no house-front curb for you to stage a sectional on, and management won't let you park furniture on the dock or the sidewalk. That's the whole reason a loft turnover needs an insured crew that comes in through the freight elevator — which is exactly our lane. Your only self-serve alternative is loading everything down the freight elevator yourself and hauling it to a Hennepin County drop-off (Brooklyn Park at 8100 Jefferson Hwy or South Hennepin at 1400 W 96th St, Bloomington, ~$55/ton plus item fees). What happens to it after pickup
Loft turnover cycles a lot of good, barely-used furniture, and we'd rather it get a second life than a landfill. Reusable sofas, tables, and household goods are routed to Bridging (the Twin Cities furniture bank), Goodwill, and Arc's Value Village; electronics and appliances are diverted for recycling with the metal scrapped and any refrigerant recovered. Hennepin County's disposal system is efficient and its tipping fee is moderate — around $55 a ton — and much of the metro's true waste is burned for energy at the downtown HERC plant rather than buried, so doing it the right way doesn't inflate your flat price. You get a clean, empty unit; the good stuff goes back into use.
