Basement Cleanout in
Fulton & Lynnhurst
Fulton, Armatage and Lynnhurst (55410 and 55419) are the Southwest bungalow belt just off Lake Harriet — block after block of 1920s bungalows and Tudors held by the same families for decades, and every one has a full basement packed with thirty years of storage. We clear the whole thing — basement, attic and detached garage — and carry it all up the narrow stairs ourselves, damp spring-melt boxes and all. One flat, photo-quoted price with Minnesota sales tax already inside it, no stair surcharge, donation-routed to Bridging, scheduled the same week.
The bungalow-belt basement — the job coastal cities can't market
This corner of Southwest Minneapolis is the classic streetcar-era bungalow neighborhood: tidy, well-kept 1920s homes on leafy lots a few blocks from Lake Harriet and the 43rd & Upton village, most of them lived in by families for twenty, thirty, forty years. And every one has the thing a Dallas or Houston hauler literally can't sell — a full basement. Add the attic under the roofline and the detached garage off the alley, and a single Fulton home holds three decades of quiet accumulation: the holiday bins, the crib and the kids' furniture that never left, a workbench nobody used, paint cans, camping gear, an old chest freezer, and the boxes that drifted downstairs during a couple of remodels and never came back up.
Clearing all of that is our single most common job here. We send a crew that empties the whole basement, the attic and the detached garage, carries every piece up the steep interior stairs and across the yard themselves, and hands you one flat number that already covers the labor, the disposal, the drive and Minnesota sales tax. No hourly meter, no "call for a quote," no re-price when they see how full it really got.
Carried up the narrow stairs — no surcharge
The whole difficulty of a bungalow basement is the staircase: steep, narrow interior stairs with a turn at the bottom, sometimes a low bulkhead door out to the yard. That's exactly where a lot of haulers start tacking on a basement fee or quietly bumping the price at the door. We don't. The crew brings it all up those stairs — the dressers, the exercise gear, the dead appliances, the fifty soft boxes — and the flat quote never moves because of the stairs. No basement fee, no per-flight charge, no surprise on the invoice.
Two Minneapolis realities we handle without blinking: damp, musty spring-melt boxes — the moment the ground thaws each spring the low corner of a lot of these basements gets a little wet, the cardboard goes soft, and that's completely fine, we bag it and carry it — and winter access, a snow-packed alley and an icy garage apron, which we work in at the same flat price, no winter surcharge.
What a Fulton basement cleanout covers
- Full basement clear — the entire basement carried up the stairs: boxes, old furniture, tools, damp storage, the workbench and shelving.
- Attic clear-out — decades of bins and stored goods brought down from under the roofline.
- Detached garage cleanout — the alley garage emptied, usually on the same visit as the basement.
- Appliances & exercise gear — an old washer, dryer, fridge or chest freezer (freon recovered and documented), a treadmill or home gym out of the basement.
- Downsizing & pre-listing (TISH) clears — a long-held home made broom-clean before a move or before the city's Truth-in-Sale-of-Housing evaluation and listing.
Fulton basement cleanout pricing
Priced flat as truck-fill — by how much actually comes out — photo-quoted before we roll. The basement stairs, the disposal, the donation routing and Minnesota sales tax are all in it.
| Volume | Flat price |
|---|---|
| Truck-fill (1/4) — a corner of the basement | $241 |
| Truck-fill (3/8) | $338 |
| Truck-fill (1/2) — a packed basement | $431 |
| Truck-fill (5/8) | $513 |

| Truck-fill (7/8) | $661 |

$75 minimum. Single pieces are flat too — a washer or dryer is $128–$133, a refrigerator or chest freezer $146–$164, a treadmill $115. Basement carry-up, disposal, donation routing and MN sales tax included — the photo quote is the final number.
Why not just use the city's bulk pickup?
You can, for a couple of items — but it won't clear a basement. The City of Minneapolis Large Item Collection gives municipal garbage customers one free bulk pickup a year, then $30 an item, and crews take up to two large items a week if you drag them to the curb by 6 a.m. on your pickup day (schedule at 612-673-2917). For a forty-year basement full of soft boxes and old furniture — none of which you're carrying up those stairs to the alley two pieces at a time, for weeks — that program simply doesn't fit. That's our lane: same-week, full-service, inside the home, carried up from the basement, as many items as it takes, one flat price with the tax already in it.
We donate first, then dump
The environmentally-minded households along Lake Harriet don't want a basement's worth of good furniture going straight to the transfer station, and neither do we. Usable furniture and household goods go to Bridging — the Twin Cities furniture bank that gives them to families setting up a home — along with Goodwill and the Salvation Army, and we divert e-waste and appliances the right way rather than dumping them. It keeps good pieces in circulation, trims the disposal side of the job, and on a downsizing or pre-listing clear it comes with a donation receipt for your records.
Selling the bungalow? The pre-listing (TISH) clear
Minneapolis is one of the few cities that requires a Truth-in-Sale-of-Housing (TISH) evaluation by a city-licensed evaluator before a home can be listed, advertised, or shown. A basement and garage buried under decades of storage make that walk-through harder and the house show worse. Clearing the whole property broom-clean first — basement, attic and garage in one truck-fill — is a recurring Fulton and Lynnhurst job, and we schedule it around your evaluator and listing date. See our before-you-list cleanout guide for how it fits the TISH timeline.
What Fulton & Lynnhurst customers say
"Thirty-five years in the same Fulton bungalow and the basement showed it — boxes soft after the thaw, a workbench, an old chest freezer. They carried every bit up those tight stairs and did the alley garage the same day. Flat price from a photo, never budged."
"Cleared my mom's Armatage basement and attic before we listed the house for the TISH. Careful, quick, one truckload, and they donated most of the furniture to Bridging with a receipt. Scheduled that week."
"Lynnhurst basement packed to the joists plus the garage. Hauled up and out, no stair fee, and they were fine working around the snow in the alley. One flat number with the tax in it."
